They are probably people just like you who want to manage their own project but need some expert guidance along the way. They are teachers, project managers, engineers, doctors, retirees, IT Techs and more. “In my 18 years of consulting, I have seen all walks of life and work backgrounds use this program”.
The agendas for an owner/traditional builder and an owner/consultant are like night and day. I explain that in more detail below.
There are many reasons why owner-builders choose to build their own homes, but the two biggest are:
Money & Control
First Money. There is no better way to build equity in your home than to be an owner-builder.
Builders are in the business to make money. There is nothing wrong with making a profit and it is earned. They not only manage the day-to-day schedule but must also hire and manage subcontractors and suppliers to make the project successful. Builders also typically markup budgeted items to increase their profit margin. Ask for a change order and LOOK OUT WALLET!!!
At the very least, when you build your own home, you will save yourself the "profit" that the builder has to plan into that job. You may also save yourself construction management fees and other markups that are simply part of the home construction system. For example, if you are building a $400,000 home, at least 10% of that project is profit or construction management fees; maybe even more.
Control. BlueSky Owner-Builders are in control of the project. You know where every dollar is spent because you pay the bills. YOU decide where you want the money spent. Do you want a chef inspired kitchen? Or would you prefer to spend your homebuilding dollars on your outdoor living space? The point is, YOU decide. I have your back and the more interaction we generate, the better “issue avoidance” will result. This applies in the “Money/Budget” work together also. Owner-Builders who consult with us early in the planning process take advantage of our feasibility study and are more likely to design a home that is within their targeted budget.
BlueSky Consulting & Construction Services guide Owner-Builders every step of the way. From the design, finance, budget, contractors, bids through drywall and move in. Scheduled Planning Meetings and Project Review Visits are designed to keep you on track. We also offer phone conferences for unanticipated questions because you don’t know what you don’t know.
Maybe you’ve already talked to a builder and received a quote. Here are some suggested questions to ask when given a price by a builder:
Is your quoted price per square foot living area or total area? Does it include the patio and garage? The price per square foot for total area will be much different than if it only includes the living area.
What is included in the price? Are the following items included in your square foot quote?
Engineered Slab based for site building area
Engineered drawings and specifications for site building area
All cleanup/erosion controls/grade preparations
Change orders & upgrade charges
Loan, title, closing fees, taxes or other extra charges
